Below are some of the things I do to list your property with full service brokerage:
- Perform and objective compartive markety analysis to determine what price similar properties in your area are selling for and give you a recommended selling price. Overpriced homes may eliminate some buyers if it is slightly out of their price range. Your home must appraise for the selling price or you will need to renegotiate the selling price with the buyer. Properly pricing the home during the first few weeks on the market is critical. The first few weeks is when you get the most interest.
- I will privide you with several recommendations on preparing your home for sale. These recommendations help improve the condition of the home for a quicker sale.
- Place your property on both listing services (FMLS and GAMLS), some agents do not place a listing on both services. I use the maximum number of pictures allowed using a wide angle camera. I also create a virtual tour of the property and place it on FMLS.
- Roughly 90% of buyers preview homes on the internet for up to 6 weeks before contacting an agent. And when they do contact an agent, they have several homes picked out. That's why I list your home in over 60 websites.
- You home will also be posted on my website www.davevoighthomes.com and on Craigslist on a daily basis.
- A custom web page will be created on my website. http://410xxx.davevoighthomes.com
- Your home will be marketed to a large number of local active buyers agents using flyers and v-flyers via email.
- Public Open House - exposing your home to potential buyers with 6% commission.
- Market your home to our in-house agents at our sales meetings.
