Listing your property with Dave Voight

There are 3 things that sell homes:

  1. Proper pricing - overpriced homes do not sell.
  2. Condition of Property - if the condition of your property is better than your competition, it will sell quicker.
  3. Wide Market Exposure - see what I offer below.

Below are some of the things I do to list your property:

  • Perform and objective compartive markety analysis to determine what price similar properties in your area are selling for and give you a recommended selling price.  Overpriced homes may eliminate some buyers if it is slightly out of their price range.  Your home must appraise for the selling price or you will need to renegotiate the selling price with the buyer.  Properly pricing the home during the first few weeks on the market is critical.  The first few weeks is when you get the most interest.
  • I will privide you with several recommendations on preparing your home for sale. These recommendations help improve the condition of the home for a quicker sale.
  • Place your property on both listing services (FMLS and GAMLS), some agents do not place a listing on both services.   • Roughly 90% of the buyers view homes on the internet for 6 weeks before contacting an agent. Dave will place your home on the following websites: www.davevoighthomes.com www.GeorgiaEliteRealty.net
  • This list of websites we place our listings on changes frequently and the current list of websites that you are viewing may have changed.  Contact Dave and he can send you the current list.
  • Dave will post your listing on www.Craigslist.com daily as long as Craigslist does not charge to advertise the property.  Craigslist will only let you post a real estate ad every 2 days.  Dave has found a way around that and can post daily.
  • Install a For Sale sign and information box with flyers in yard if you desire.

  • Put custom property flyers in home.
  • Installation of a Lock Box if you desire.
  • Host Public Open House exposing your home to potential buyers.
  • Market your home to local active buyer's agents.  Everytime I show a property, I write down the email address of every agent that has left their card.  I have a very large database of local real estate agents that are actively showing properties to Buyers.  I send out a Vflyer which includes a virtual tour to each of these agents when I list your home.
  • Each For Sale listing is covered by American Home Shield Warranty during the listing period at no cost to you.
  • Dave is very organized and uses extensive checklists during the entire home selling process.  He does not like things to fall through the cracks.  Dave also uses Microsoft Outlook to make sure things get done by their due dates.
  • Dave is very responsive to potential buyers phone calls and will follow up promptly to each call.  He usually answers his phone 90% of the time and it rolls to voice mail about 10% of the time.  He will respond to voice mails promptly.  Make sure your listing agent does not miss out on phone calls from buyers.  Many listing agents are very difficult to get on the phone, not Dave.
  • Dave will provide you updates on a weekly basis. 
  • Dave has a mobile office and can connect to the internet anywhere in the Metro area.  This allows him to respond to your needs quickly.
  • Dave is very punctual and does not ever recall being late to a meeting.
